The Ten-Year Cost of Doing Nothing

Nobody notices hard water as an expense, because it never arrives as a single bill. It arrives as a slightly higher gas bill, then a tap that needs replacing, then a shower that’s gone temperamental, then one bad winter where the boiler gives up. Individually, all forgettable. Together, less so.

Here’s where the money tends to go in a very hard water area over a decade:

  • Gas, quietly. Scale on a heat exchanger insulates it, so the boiler burns longer for the same hot water. Widely cited Carbon Trust figures put a 1mm layer at around 7% extra energy; British Water figures suggest around 12% at 1.6mm and up to 25% at 3mm. Even a few percent on a heating bill, every year, compounds.
  • Tap and shower cartridges. Ceramic disc cartridges are the first thing to go. In very hard water they stiffen, then drip, then fail. Over ten years, several replacements across a family bathroom, en-suite and kitchen is normal rather than unlucky.
  • The expensive boiler parts. Plate heat exchangers and diverter valves are the components that scale kills, and they are not cheap parts.
  • Boiler lifespan. The blunt one. A boiler that scales steadily for a decade in a system that has never been flushed does not reach the age it would have in Devon.
  • Appliances and consumables. Kettles, more detergent and dishwasher salt, descaler, the occasional shower head.

Calcium precipitates faster as water gets hotter, with the rate climbing steeply above about 60°C. One exception: a stored hot water cylinder must reach 60°C to control legionella, so leave that as it is.

The Boiler, Where the Real Money Goes

A combi makes hot water on demand through a plate heat exchanger: a stack of thin metal plates, cold mains flowing one side, hot heating water the other. The design depends entirely on those plates staying clean.

At 307 mg/L, they don’t. Calcium carbonate deposits onto the hot metal and builds a hard, insulating crust. The boiler responds by firing longer and hotter, which — because scale forms faster at higher temperatures — makes the problem worse rather than better. That’s the part people miss: scaling is self-accelerating.

The other half of the story is the heating circuit. A sealed system is supposed to hold the same water indefinitely, but it doesn’t in practice. Every drain-down for a radiator swap or a repair brings in fresh, mineral-rich water, and every top-up through the filling loop adds a little more. Over the years that produces the black magnetic sludge that coats radiator bottoms, wears the pump and eventually chokes something important on the coldest night of the year.

Which is why, in a hard-water area, a power flush and correct inhibitor dosing come up more often than national advice suggests they should. It isn’t an upsell; it’s the local conditions.

If You’re Fitting a New Bathroom

This is the bit worth reading before you spend money, because a handful of specification decisions made at the quote stage will determine how your bathroom looks and works in five years.

  • Spend on the shower cartridge, not the finish. A thermostatic cartridge runs hot and under pressure, which is exactly the condition that scales fastest. It is the single most likely component to fail. Better internals cost a little more and last considerably longer.
  • Pick a shower head you can actually descale. Rubber-nozzle heads that you can rub clean, or a head that unscrews easily to soak, beat a sealed designer head that will slowly block and can’t be opened.
  • Assume the screen will etch. Hard water dries on glass and bonds; once etched it doesn’t scrub off. A protective coating helps for a while, a squeegee helps permanently.
  • Do the water treatment now, not later. If a softener is ever going to be on the cards, fitting it while the pipework is already open is dramatically cheaper than a standalone job afterwards — and it means the new taps and cartridges never meet hard water at all.

Worth raising all of this when you’re getting quotes for a bathroom fit. A good fitter will already be thinking about it in this postcode.

Signs It’s Already Happening

  • Kettling or banging when the boiler fires. Hot spots under scale. Don’t ignore this one.
  • Hot water slower to reach the tap than it was a couple of years ago.
  • Radiators hot at the top, cold at the bottom. Sludge, not air.
  • Mixer taps stiffening or dripping. The cartridge, not the tap.
  • Shower flow fading — blocked head or scaled cartridge, rarely the mains.
  • A white haze on the screen that won’t come off. Etched, not dirty.
  • Gas bill drifting upward with no change in how you heat the house.

  1. Correctly dosed heating inhibitor. Cheapest meaningful protection, most commonly neglected. Depleted by every drain-down and rarely replaced. Protects the heating circuit only.
  2. Turn the combi’s hot water down. Free, immediate, slows scale.
  3. Magnetic filter. Catches circulating debris before it reaches the boiler. Expected by most manufacturers now, cheap when fitted alongside other work.
  4. Annual Gas Safe service. The appointment where scale is caught early — and a warranty condition, since manufacturers generally require an annual service recorded in the Benchmark logbook and can decline a claim without it.
  5. Whole-house softener. The comprehensive answer: fitted where the mains enters the house, swapping calcium and magnesium for sodium via a salt-regenerated resin bed. Needs space near the stopcock, a drain connection and usually a socket.
  6. Under-sink filter or reverse osmosis. For drinking water quality and kettle life. Pleasant, but not plumbing protection — don’t confuse the two.

Worth It If … Less So If …

Worth it if you own the house and expect to be here five years or more. At 307 mg/L the case for a softener is stronger than in most of the surrounding towns — you’re in the band where scale forms fast and continuously, and the components it destroys are the expensive ones. Strongest of all if you’re already having plumbing work done.

Less so if you’re renting, moving soon, or the stopcock is buried somewhere that turns a simple install into a carpentry job. The cheap stack — inhibitor, magnetic filter, lower hot-water setting, annual service — is a perfectly sensible answer and costs a fraction as much.
